HOUSE LEASE
This is a lease. It is a legal agreement between the tenant and the landlord to rent the house described below.

4. Term of lease. This lease is for a term of 1 year
5. Rent is payable to Roger Schaefer by cheque c/o Morris & Associates. The first 12 months rent of $400 is payable in advance. After 12 months rent is payable annually in advance. Each tenant is individually responsible for paying the full amount of the rent.
6. Security Deposit. nil
7. Quiet enjoyment. If the tenant pays the rent and complies with all other terms of this lease, he is entitled to the quiet enjoyment of the house for the term of the lease.
8. Maintenance and Repair. The tenant shall arrange all necessary repairs and submit the accounts to Morris & Associates for payment. The landlord requests the tenant contact him via email for any nonurgent repairs over $300.
9. Alterations. The tenant must obtain landlord’s permission via email prior to making any significant alterations to the house. The Tenant may make any alterations to the yard he sees fit without permission except the removal of mature trees. The landlord’s email address is rschaefe@bigpond.net.au
10. Utilities. The tenant shall pay all utilities including electricity & telephone.
11. Default. If the tenant does not pay the rent or other amounts when due or if the tenant violates any terms of this lease, the landlord may terminate this lease. If the tenant does not move out the landlord may bring an eviction notice. If the tenant violates a term of this lease and the landlord does not terminate this lease or evict the tenant, the landlord may still terminate this lease and evict the tenant for any other violation of this lease.
12. Heirs and Assigns. The terms of this lease apply to the tenant and the landlord. The terms of this lease also apply to any heirs, legal representatives and assigns of the tenant or landlord.
13. The property is not winterized. It is hence necessary for the tenant to organize a winter shutdown each autumn. This involves shutting down the water supply, blowing out the pipes and the placing of antifreeze in traps. The tenant will organize a qualified person to perform this task and may send the account to Morris & Associates for payment.
14. The tenant is responsible for maintaining the garden. If he wishes to arrange an external gardening service, the accounts can be submitted to Morris & Associates for payment by the landlord.
